Congratulations! Your home is live on the MLS! What happens next?

REcolorado, Colorado’s MLS (multiple listing service) database, is the most accurate & up-to-date platform for brokers & buyers to search for properties. It is the most visited, locally-run home search site in the state & the #1 advertising source. By listing your home on the MLS, your property will also be syndicated to third-party sites such as REALTOR.com, Homes.com, Nextdoor.com, & Denverpost.com.

In addition, we have the ability to feed your listing to a multitude of websites that display homes for sale, under contract & sold. This allows your home to get as much exposure as possible.

Traditionally, Open Houses are the big kickoff to getting buyers to see your home. With COVID-19, there have been strict guidelines put in place, so many realtors have opted out them. Instead, they are continuing with scheduling private showings with no overlapping visitors.

SHOWINGS

Once we list your home, brokers & their buyers gain access by scheduling with a showing database that makes it quick & most efficient to get buyers in your home. Showings can be set 24 hours a day, 7 days a week, and requests can be sent to your smart phone, giving you the control to approve or decline showings.

SHOWING FEEDBACK

Once a prospective buyer visits your home, an email will be sent to them immediately after to receive feedback from the buyer’s agent. The feedback is important, especially if you are curious as to why your home is not selling as quickly as you might have imagined or if changes need to be made.

COVID-19 + OPEN HOUSES

The Eighth Amended Public Health Order deemed new, strict guidelines for "Field Services," including real estate:

  • Open Houses must follow the Indoor Event requirements, which allow up to 100 people within its usable space calculated using the Social Distancing Space Calculator, per room with a minimum of 6 ft. between people.

  • Restroom use will need to be minimized or closed off altogether.

  • Face coverings & gloves must be worn at all times (agents will have them available for those who do not bring).

  • Limiting the mixing / passing of people in rooms (i.e. come in through the front door, exit out the back), along with ventilation requirements (keeping windows open).

  • Inquire about symptoms of visitors before they enter the home, keep a detailed contact log for tracing purposes & maintain a high level of sanitation in between showings.
